A continuation of refinements in response to Sea Ranch DRC concerns and comments regarding the home's design.  The owner's preferred courtyard arrangement was preserved—and would be throughout this entire process.

The floor plan layout transitioned to a more orthogonal layout—straightened out—in response to the DRC's opposition to angular plans and forms.

DRC wanted at least a single car garage space on this property—which would count against the allowed maximum floor area.  The owner didn't want the garage, so in order to satisfy the DRC, we made provision for a future conversion of the Family Room into a single car garage.

The roofing was changed to cor-ten sheet steel in a bermuda layout (lapping horizontal panels).  Trellis extensions at the gables that would support flowering vines at grade level.
